1. Dead Zones and Inadequate Surface Slopes

- The Problem: Persistent ponding and winter ice patches.
- The Fix: Ensure a minimum 2% slope toward catch basins. For existing lots, localized milling and a technical site grading plan can redirect flow without a full repave.
2. Missing Inlets at Low Points
It sounds obvious, but many parking lots have low points with no drainage structure. These act as permanent ponds.
- The Problem: Water evaporates instead of draining, leaving behind silt and accelerating pavement rot.
- The Fix: Every localized low point must have a catch basin or a trench drain. Engineering standards suggest one inlet per 10,000–15,000 sq. ft. of area.
3. Drainage Directed Toward Buildings
Directing runoff toward your foundation is a recipe for structural disaster. In Ontario, the Building Code strictly requires water to be moved away from structures to protect foundations and basements.
- The Problem: Foundation leaks, mold, and basement flooding.
- The Fix: Re-grade drive aisles to slope away from the building. Install trench drains at building entrances to intercept sheet flow.
4. Undersized or Poorly Placed Drainage Structures

- The Problem: A basin 50% full of sediment has zero capacity during a flash flood.
- The Fix: Implement an annual maintenance schedule. Clean basins every spring to remove winter sand and debris. Inspect outlet pipes every 5 years with a camera to ensure no structural collapses have occurred.
6. Ignoring Subgrade Settlement and Freeze-Thaw
Ontario’s climate is brutal on asphalt. New fill under a parking lot can settle significantly, creating new low points where none existed before.
- The Problem: Settlement creates "birdbaths" that freeze into ice sheets in January, creating massive liability for slip-and-fall accidents.
- The Fix: When designing, anticipate settlement over utility trenches. Use high-quality site servicing plans that specify proper compaction and sub-base materials.
7. Misunderstanding Slow Pooling
If water sits for more than 24 hours after a rain event, your system has failed. Many owners ignore "minor" pooling, thinking it's just a nuisance.
- The Problem: Small puddles indicate larger subsurface issues. If water is sitting, it’s seeping.
- The Fix: Treat all standing water as a defect. Conduct a site inspection immediately after rain to map out problem areas for targeted repair.
